| Foundation type | National range | Source |
|---|---|---|
| Concrete slab | About $350 to $20,000 | Bob Vila (Angi data) |
| Pier and beam | About $700 to $25,000 | Bob Vila (Angi data) |

The ranges are wide because "foundation repair" covers everything from sealing one crack to lifting most of a house. Your price depends on which end of that range your house is on.
What drives the price in Killeen
Number of piers. Piers are priced one by one, so the count matters more than anything else. A regional manager quoted by This Old House said the home's footprint "does not affect the price as much as the portion being affected."
Soil. This Old House says homes on expansive clay, "like in parts of Texas," are more likely to need piering. Eastern Bell County is mostly Houston Black clay; western Bell County, where Killeen is, has clayey and loamy soils with limy subsoils and shallow rock in places, per the Texas State Historical Association. Deeper piers cost more.
Access. Interior piers under a slab mean breaking through floors or tunneling. A low or wet crawlspace adds labor on a pier-and-beam house, Modernize notes.
Permits and paperwork. Killeen requires a permit for foundation repair. The city's notice to contractors (revised March 2022) lists a $50 permit application fee plus a $10 technology fee, and an annual contractor registration. It also requires either a professional engineer's final acceptance letter or sealed plans with city inspections. Ask whether the engineer's letter is in the bid. Nearby, a Copperas Cove weekly permit report from August 2026 lists a residential foundation repair permit at $73.35. This Old House says permits nationally add about $75 to $150.
A worked example: how piers add up
Modernize gives a simple example: underpinning at $2,000 per pier comes to $16,000 if eight piers are needed. Using This Old House's per-pier range of $1,000 to $3,000, the same eight piers could run anywhere from $8,000 to $24,000 before extras. Three piers at the same rates would be $3,000 to $9,000.
That's why the pier count on a written layout matters more than any headline average. When you compare bids, divide each total by its number of piers. If one company's per-pier price is far higher or lower, ask what's different: pier type, depth, interior access or what else is bundled into the price.
When an engineer's report is worth the money
A structural engineer's report adds about $300 to $1,000 (Bob Vila, citing Angi) or $500 to $1,000 (This Old House). On a small, obvious repair it may not change the plan. On a job of ten or more piers, a bid you're unsure about, or a house you're about to buy, paying an independent Texas-licensed professional engineer (P.E.) to review the plan is a small share of the total. In Killeen, ask whether the engineer's letter the city requires is already part of the bid, so you don't pay twice.
Extra costs to ask about
| Item | National range | Source |
|---|---|---|
| Unseen obstacles (old repairs, deep footings, roots) | About $1,000 to $2,500 | This Old House, Bob Vila |
| Soil report from a geotechnical engineer | About $500 to $3,000 | This Old House |
| Drainage system | About $2,800 to $6,500 | Bob Vila (Angi data) |
| Slab leak repair (plumbing) | About $630 to $4,400 | Bob Vila (Angi data) |
Also ask who pays to repair landscaping, sidewalks, driveways and interior floors disturbed by the work, and whether a plumbing test before and after the lift is included.
Does insurance pay for foundation repair?
Usually not for soil movement. The Texas Department of Insurance's home insurance guide lists earth movement, wear and tear and continuous water leaks among the risks most policies don't cover. It lists sudden and accidental release of water among the risks most policies do cover. TDI has also stated, in a commissioner's bulletin, its position that the standard HO-B policy covers foundation damage caused by an accidental plumbing leak, though policies and courts have differed on that.
TDI lists "damage to foundations or slabs" as an endorsement (an add-on) that some companies sell. Read your policy, or call your agent, before you assume either way.
Is there such a thing as free foundation repair?
Not from us. Despite the name, KilleenFoundation.com is not a charitable foundation and doesn't pay for repairs. Some foundation companies advertise free evaluations, which is a visit to inspect the house and quote the work; the repair itself is not free. Ask the company we refer you to whether it charges for an evaluation.
How to compare foundation repair bids
- Line up the pier layouts. Same number of piers? Same locations? Same type and target depth?
- Check what's included. Permit, engineer's letter, plumbing test, interior piers, cleanup, landscaping.
- Compare the warranty terms. Ask what each covers, how long, whether it transfers to a buyer and what voids it. Get it in writing.
- Ask about registration and insurance. Killeen, Belton and Copperas Cove require contractors to register with the city. Ask for a certificate of liability insurance.
- Consider an independent review. On a large job, a Texas-licensed professional engineer (P.E.) who isn't selling the repair can tell you whether the plan fits the problem.
How we got these numbers
- Sources. This Old House (updated October 8, 2026, based on Angi data), Bob Vila (citing Angi), and Modernize (updated September 23, 2026). We opened each page and copied the ranges in October 2026.
- National, not local. None of these guides publishes a Killeen or Bell County figure. Local prices depend on the company, the soil under your house and how much of it has moved.
- Local fees come from the City of Killeen's notice to contractors and a City of Copperas Cove weekly permit report.
- What we left out. Contractor price lists and low-quality cost sites we couldn't verify.
We'll re-check these ranges and update this page when they change. For what happens before anyone quotes, see foundation inspection.
Common questions
What is the average cost to repair a foundation in Texas?
We didn't find a Texas-only figure from a source we could check. National guides put the average project at about $5,179 (This Old House) or $5,001 (Bob Vila, citing Angi), with most projects between roughly $2,200 and $8,100. This Old House notes that homes on expansive clay, as in parts of Texas, are more likely to need piering, which is one of the pricier methods.
Why did two companies give me very different prices?
Usually because they're proposing different work: a different number of piers, a different pier type or depth, or one bid includes interior piers, plumbing tests or an engineer's letter and the other doesn't. Put the bids side by side using the pier layout, and ask each company to explain the difference.
Does foundation repair add to resale value?
We don't have a source that measures that. What helps at sale time is paperwork: the permit, the final engineer's letter or city inspection record (Killeen requires one or the other), before-and-after elevation readings, and any transferable warranty.
