Frequently asked questions
What is the average cost to repair a foundation in Texas?
We didn't find a Texas-only figure from a source we could check. National guides checked in October 2026 put the average project at about $5,179 (This Old House) or $5,001 (Bob Vila, citing Angi), with most projects between roughly $2,200 and $8,100. Piering runs about $1,000 to $3,000 per pier. See the foundation repair cost guide.
How much does pier and beam foundation repair cost?
Modernize puts most pier-and-beam repairs at about $3,000 to $9,500 nationally (updated September 2026), with reshimming at about $1,000 to $3,500 and a full house leveling at about $5,000 to $12,000. See pier and beam foundation repair.
Does homeowners insurance cover foundation repair in Texas?
Usually not for soil movement. The Texas Department of Insurance lists earth movement, wear and tear and continuous water leaks among the risks most home policies don't cover. It also lists damage to foundations or slabs as an optional add-on (endorsement) some insurers sell. Check your policy and call your agent.
What if a plumbing leak caused my foundation to move?
That can change the answer. TDI's home insurance guide says most policies cover sudden and accidental release of water, and a 1997 TDI commissioner's bulletin states the department's position that the standard HO-B policy covers foundation damage caused by an accidental plumbing leak. Policies differ, so report it to your insurer and ask how your policy treats it.
Are foundation repair companies licensed in Texas?
Not by the state. The Texas Bankers Association notes that Texas has no state-level licensing of general contractors; the Texas Department of Licensing and Regulation licenses trades like plumbers and electricians. Some cities require contractors to register: Killeen, Belton and Copperas Cove all do. Ask for the city registration and a certificate of liability insurance.
Do I need a permit for foundation repair?
In Killeen, yes: a city notice says foundation repair has needed a permit since March 1, 2022. Belton and Copperas Cove require permits for repair work and registered contractors. Harker Heights requires permits to alter or repair structural systems. For Temple, call Building Permits and Inspections at (254) 298-5640. Each city's page in the Areas menu has details.
What time of year is best for foundation repair?
We haven't found a reliable source that names a best season. What matters more is that the company measures the house when it's ready to work, and that you understand whether the movement you see is seasonal. Cracks that open in late summer and close after rain point to clay moving with moisture. Keep notes and photos so the company can see the pattern.
How long does foundation repair take?
This Old House says minor repairs, such as a small number of piers, can take 1 to 3 days, and major work such as full leveling or extensive piering can take 5 to 7 days or longer. Permits and inspections add time before and during the job.
Can I live in my house during foundation repair?
Usually, when the work is done from outside or from a crawlspace, but ask the company. Interior piers under a slab can mean breaking through floors or tunneling, and lifting can affect doors and plumbing for a while.
How do I know if foundation cracks are serious?
One crack alone often isn't. This Old House notes that cracks in slab foundations are common and don't always mean serious problems. Texas home inspectors are told to look at a pattern: doors that bind or won't latch, framing or trim separations, sloping floors, cracks in walls, ceilings or windows, and brick that rotates or buckles. Several signs together, or cracks that keep growing, are worth an evaluation.
Do I need an engineer for foundation repair?
Not always, but it helps on large or disputed jobs. An independent Texas-licensed professional engineer (P.E.) isn't selling the repair, so the report can tell you whether a plan fits the problem. In Killeen, the city's permit process itself calls for either a professional engineer's final acceptance letter or sealed plans, so ask the company which it will provide.
What should a foundation repair warranty cover?
Ask the company what its warranty covers (more piers, re-lifting, reshimming), how long it lasts, whether it transfers to a buyer and what voids it. Get every term in writing. We don't offer or back any warranty; it comes only from the company.
Should I water my foundation in a drought?
It's debated. A Central Texas foundation repair company owner told FOX 7 Austin to keep moisture as consistent as possible and the soil against the slab, within city watering rules. Bob Vila says there's little evidence to support watering foundations. Everyone agrees on gutters, downspouts that carry water away, and not letting water pond against the house. See our Bell County clay soil guide.
Is KilleenFoundation.com a charity? Who pays you?
No, it isn't a charity. The word foundation refers to the part of your house. KilleenFoundation.com is a referral website: we send your request to one independent local foundation repair company. You never pay us. Companies we refer you to may pay us for referrals. See how it works.
