Referral website, not the contractor. How it works

House leveling lifts the low parts of a house back toward level, with piers under a slab or new shims under a pier-and-beam floor. The number of piers sets most of the price.

What house leveling means

"House leveling" usually means foundation repair that lifts a house back toward level. What happens depends on the foundation:

  • Slab homes. Piers go in under the sections that dropped. The slab is lifted toward level and left resting on the piers. See slab foundation repair.
  • Pier-and-beam homes. The crew works in the crawlspace, jacking beams up and replacing crushed or rotted shims. Sunken piers may be rebuilt or underpinned. See pier and beam foundation repair.
Slab home Pier-and-beam home
Where the work happens Outside the house, plus under interior floors if needed Mostly in the crawlspace
What gets adjusted The slab is lifted onto new piers Beams are jacked up and re-shimmed; failed piers are rebuilt
Typical national price About $1,000 to $3,000 per pier (This Old House) About $5,000 to $12,000 for a full leveling (Modernize)
Common follow-up Plumbing test, floor and drywall touch-ups Reshimming years later as shims compress

In both cases the goal is to stop the movement and bring floors back as close to level as the house allows, not to make a decades-old house brand new.

How much house leveling costs

National guides give these ranges. They are not Killeen quotes; the company you're connected with sets its own price.

Job National range Source
Full house leveling, pier and beam About $5,000 to $12,000 Modernize (September 2026)
Reshimming, pier and beam About $1,000 to $3,500 Modernize
Piering or underpinning, per pier About $1,000 to $3,000 This Old House (October 2026)
Foundation lifting, severe damage About $20,000 to $23,000 This Old House

This Old House says lifting is the most expensive repair method and is needed when settling or damage is too widespread for spot repairs. Most leveling jobs are smaller than that.

Why square footage doesn't set the price

People often search for the cost to level a 1,000 or 1,200 square foot house. The honest answer is that floor area isn't the main factor. A regional manager quoted by This Old House said "the home's size or footprint does not affect the price as much as the portion being affected." What moves the price:

  • How many piers the affected area needs
  • Access: a low, wet crawlspace or interior piers under a slab add labor
  • Depth: piers that go deeper to reach firm ground cost more
  • Extras: plumbing repairs, drainage work, landscaping and floor repair after the lift

How a house is leveled, step by step

  1. Elevation survey. The company measures floor heights across the house to map high and low points.
  2. Written plan and bid. You should get the pier or shim layout, the type of pier and the expected depth.
  3. Permit. Killeen requires one for foundation repair. In other cities, ask the company to confirm.
  4. Preparation. Shrubs, flatwork or flooring may need to come up where piers go. Ask who puts them back.
  5. Lift. The house is raised in stages while the crew watches for cracking. Doors and windows may shift as it moves.
  6. Final readings. Ask for a copy of the before-and-after elevations. They're useful if you sell or if movement returns.

What to expect after a lift

A house that moves back toward level changes shape slightly. Doors that stuck may swing freely, and others may start to rub. New hairline cracks in drywall or tile can appear as the frame settles into its new position. Plumbing under a slab can be stressed, so ask whether the company recommends a plumbing test before and after.

Permits for house leveling

Killeen: A City of Killeen notice to contractors says foundation repair has required a permit since March 1, 2022, with a floor plan and pier diagram and either a professional engineer's final acceptance letter or sealed plans with city inspections.

Temple: We didn't find a Temple page on foundation repair permits. Call the City of Temple Building Permits and Inspections office at (254) 298-5640 and ask.

For Harker Heights, Belton and Copperas Cove, see each city's page in the Areas menu.

Questions to ask before you hire

  • How many piers or shims, of what type, and where? Can I have the layout in writing?
  • What elevation target are you aiming for, and will I get before-and-after readings?
  • Will you pull the permit, and are you registered with the city?
  • Can I see your certificate of liability insurance?
  • What warranty do you offer, does it transfer to a buyer, and what does it exclude?

An independent Texas-licensed professional engineer (P.E.) can review a leveling plan before you sign and check the result afterward. You can verify a license on the Texas Board of Professional Engineers and Land Surveyors website.

Common questions

How much does it cost to level a 1,000 square foot house?

There's no reliable per-square-foot price. A regional manager quoted by This Old House put it this way: the home's size or footprint does not affect the price as much as the portion being affected. A small house with one sunken corner can cost less than a larger house that only needs reshimming, or more than one with a few loose shims. Modernize puts a full pier-and-beam leveling at about $5,000 to $12,000 nationally.

Will leveling make my floors perfectly flat?

Don't assume so. A house that has been out of level for years may not come all the way back, and lifting it can crack drywall or tile. Ask the company what elevation target it's working toward, how it will measure before and after, and whether you get a copy of both readings.

Can a house be leveled more than once?

Yes. Pier-and-beam houses can need reshimming again years later; Modernize says reshimming lasts about five to ten years. Slabs can need more piers if a part of the house that wasn't supported starts to move. Ask the company what its warranty covers if movement returns, and get the answer in writing.

Is house leveling in Temple different from Killeen?

The methods are the same. The ground differs: Temple is on the Blackland Prairie side of the Balcones Escarpment, where Houston Black clay is the most common soil, while Killeen sits on the Grand Prairie side, with limy subsoils and shallow rock in places. See our Temple page for that city's permit contact.
